Great book, but you need to compliment it with others...

Overall, my favorite real estate book and the one I consult most often.

At the risk of oversimplification, commercial real estate valuation can be broken apart into 3 activities:

1) Figuring out how much cash a property will generate (e.g. pro-forma property financials)
2) Figuring out how to discount that cash for time and risk (e.g. discount/cap rates)
3) Figuring out how to slice this asset value into various claims against it (e.g. mortgages/CMBS, preferred equity structures, etc.)

This book is amazing at #2 and only slightly less amazing at #3. In fact, I find its treatment of some materials (e.g. risk-neutral discounting as it relates to development properties) to be an excellent complement to and in some ways more informative than standard finance textbooks (e.g. Brealey / Myers). The authors do admit that their approach is slightly more academic than rules-of-thumb used in practice, but it never hurts to be more informed than your peers. If you're concerned about being too academic, also pick up the text by Peter Linneman Real Estate Finance & Investments: Risks and Opportunites; (2nd Edition), which covers similar material in a less academic, though still logically sound manner.

I found, and many of you may find, the treatment of #1 (cash flow forecasting) somewhat limited. The book does deal in Part II with urban economics and in Part IV with property-level pro-formas, but these topics fly well above the depth available in other texts.

I recommend that you compliment this text with something on market analysis...I own Real Estate Market Analysis: A Case Study Approach. A text like that gets you up the learning curve on key supply-and-demand metrics for each collateral type. There are also books on real estate operations (e.g. property management and loan servicing) that could compliment the Geltner text if you're into that level of detail.

Side note: make sure to print out the appendices. They are a very useful supplement to the text.

Good financial advice for Christian couples

The copy I have is a pre-release copy, which as I understand it has no strings attached. Larry Burkette wrote this book a few years ago. This is a re-publication of his work.

Starting Out Right by Larry Burkett is a book about finances and how they can be handled by young married couples to avoid financial problems in marriage. He wrote a number of books about money management and its application to Christian living that are similar to Dave Ramsey’s writing.

I use one of his other books in my ministry (Your Finances In Changing Times), which has been helpful to my people in their lives for those who apply the principles he teaches there. I believe this book will help those who use his good advice in their finances.

I like this book; Burkett’s money matters advice is very good. I strongly recommend this book.

Destruye desde su inicio y con pruebas sólidas todo aquello que aprendí en la facultad de Ciencias Sociales y Económicas. Soy un defensor del libre mercado, pero al saber por medio de este libro que el "libre mercado de hoy" no es libre (en realidad es un mercado keynesiano mal regulado, sea por alevosía o no) y que aquel libre mercado de antes murió hace ya muchos años. Me permite de una forma más fuerte comprender que ocupa mi país y el mundo. Recomendado aunque para algunos sea un poco incómodo.

About the Author
Faye C. McQuiston is professor emeritus of Mechanical and Aerospace Engineering at Oklahoma State University, Stillwater, Oklahoma. He is an active member of the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), recently completing a term as vice president. He has served on the Board of Directors and the Technology, Education, Member, and Publishing Councils, and he is  past member of the Research and Technical, Education, and Standards Committees.   Dr. McQuiston is a registered professional engineer and a consultant to several system design and equipment manufacturing firms. He is active in research related to the design of heating and air-conditioning systems, particularly  heat-exchanger design and simulation and load calculations. He has written extensively on heating and air conditioning and is the coauthor of a basic fluid mechanics and heat transfer text.

Jerald D. Parker is a professor emeritus of mechanical engineering at Oklahoma Christian University after serving 33 years on the mechanical engineering faculty at Oklahoma State University.   During his tenure at Oklahoma State, he spent one year on leave with the engineering department of Du Pont in Newark, Delaware. He has been active at both the local and national level in ASME, where he is a fellow. In ASHRAE he has served as chairman of the Technical Committee on Fluid Mechanics and Heat Transfer, chairman of a standards project committee, and a member of the Continuing Education Committee. He is a registered professional engineer

Jeffrey D. Spitler is a professor of mechanical and aerospace engineering at Oklahoma State University, Stillwater.. He is an active member of ASHRAE and has served on several technical committees, a standards committee, and the Student Activities Committee. He also serves on the board of directors of the International Building Performance Simulation Association. He is a registered professional engineer and has consulted on a number of different projects.

If you had an infinite number of monkeys with typewriters...

...you could probably get a better HVAC book than this if you made the monkeys into gladiators and had an interpretive dance instructor record their combat movements as text. You could probably even skip the typewriters entirely and save yourself the maintenance costs. By far the worst textbook that I have owned throughout my mechanical engineering classes. Concepts are poorly explained and inconsistently detailed. Equations frequently fail to define any variables at all, or better yet include conversions within them to discourage the use of dimensionally homogeneous units. Sometimes variables are named and defined with functions, only to have the text inconspicuously declare a few pages later that a different variable will be used in its place henceforth. Some chapters provide multiple tables without fully defining what property the values actually are. Other chapters use tables that neglect to say what the data points even are until many pages later. Equations are occasionally outright wrong, such as "(1/E) - (1/e1) + (1/e2) - 1e", which can be found on page 132. Chapter six provides two tables for the conductance of air but fails to declare whether either of them is accounting for radiant, convective, or conductive heat. Diagrams and their corresponding text are frequently on entirely different pages. I got a 3.5 in both fluid mechanics and thermodynamics, and find myself referring to those textbooks far more often than I do this one.

I would rather the world freeze to death for lack of heating than give another $180 to what I can only assume is a gang of clowns whos knowledge of the topic fails to extend beyond applying the ideal gas law to balloon animals.

There was talk from the professor/author that inferior copies, paperback and international versions were everywhere in the market, so care was advised when ordering. This was one of the least expensive used books I could find and was hard bound, current edition in excellent condition. Even had the code for the Wiley site inside. An impressive find. If it had come with a box of courtesy donuts, I would have given 5 stars.

An inviting balance of past, present and future Daoism

Kohn supplies the basic textbook on Daoism, with summary points and discussion questions for each section. She walks through the history of evolving sects and practices, always with an insightful, matter-of-fact voice. The book has a good balance of past, present, and future. It covers modern developments such as new Qigong sects, trendy Daoist retreat centers for upscale clients, Daoist influence in the West, and recent trends in Daoist studies. The book puts the reader in touch with organizations, resources, and individuals who are shaping or exploring this huge tradition.

One of the best introductions out there

Kohn has crafted an amazing introduction to Daoism in this book. She details everything you need to know to get started understanding this tradition, tracing its history chronologically through the various different schools, focusing on their practices and beliefs. She details the creation of the Daozang, or the Daoist "canon", as well as its division, something lacking in other texts. Furthermore, she discusses the influence of Buddhism on the religion as well, and touches on the parts of Daoism that come from traditional Chinese correlative cosmology, such as yin and yang, as well as the five phases.

What sets Kohn's book apart, however, is the plethora of further reading she gives. At the end of every chapter, there are at least five more books specifically dedicated to the topics covered in that chapter. This gives the interested reader more resources to delve deeper into the religion. She also has a chapter on the state of Daoist studies, which lists a history of the topic and gives some more recent influential books the reader might be interested in.
